How Much Should I Sell My Home For?Everyone wants to sell his or her home for a high price. But how do I find out how much I should sell my home for? What is the value of my home? Can I believe the stories about what the home down the street sold for last week? Probably not!
Here are two possible actions to determine the price to sell your home.1. Many real estate agents will do a free market evaluation to determine the price to sell your home.
2. Hire an appraiser. An appraiser will create a comprehensive report as to what you should sell your home for. Check The Appraisal Institute of Canada for appraisers in your area.
If you choose to use a real estate agent, find one or two or three who are familiar with your neighborhood. A market evaluation is not as comprehensive as an appraisal. Of course appraisers charge a fee from $300 to $500. That’s how they make their living. Real estate agents make their money when you list your property for sale with them and a sale occurs within the contract time period.
Both the market evaluation and an appraisal will have examples of similar properties that have sold recently in your neighborhood. Dollar adjustments may be made to make these comparable properties look like yours.
For example, the property that sold down the street last month has a single car garage but your home has a 2-car garage. So how much more should I sell my home for? Well, the real estate agent or appraiser has the experience to know how much more money a buyer will pay for a 2 car garage over a single car garage.
Similar dollar adjustments can be made for differences between the comparable properties and yours for floor area, number of bathrooms, landscaping, age and condition of things like the appliances if included in the sale, roof and windows to mention a few.
In this way a value can be calculated to answer your question; what should I sell my home for?
Note: an appraisal report will contain adjustments like those above but a market evaluation may not.
If you do not want to hire an appraiser do this:
Visit as many open houses as you can on the weekends. Try to visit homes that are as similar as possible to your home. Keep in mind that the asking price for these homes is not usually what the home sells for. Without access to a real estate representative you may never know the selling price of those homes.
Read the ads in the real estate section of your local paper. Find some homes for sale in your neighborhood or in one close by and that look like they may be similar to your home; get in your car and drive by and have a look.
