Sell a Home
When do I sell a home?
Real estate market conditions are always changing.
Lending rates and price trends are influencing factors on the selling price and the time it takes to sell a home.
A seller’s real estate market occurs when there are more people looking to buy a home than there are people wanting to sell a home. This type of market can see rising prices, multiple offers and quick sales. It is a great time to list your home for sale.
A buyer’s real estate market occurs when the number of homes for sale is greater than the number of people looking to buy a home. This type of market can see stable or lowering prices, fewer offers and a longer time to obtain a sale. It is a great time to buy a home and not a good time to list your home for sale.
A balanced real estate market occurs when the number of people looking to buy a home is similar to the number of homes for sale. This type of market can see stable prices and with reasonable conditions and fair prices.
Low interest rates encourage buyers and improve selling conditions for the seller.
Many families want to move at the end or after the end of the school year. Thus many homes are listed for sale during the spring with closings at the end of June.
Of course there are many reasons for wanting or having to move.Perhaps there has been a job transfer to a new location or a family’s financial situation may have changed necessitating or allowing a move to a more suitable home.
In any case planning ahead as far as possible is always best to avoid any surprises later. A real estate professional can offer expert advice.
